I received a very astute comment from one of my clients last night. When I complimented her on a job well done of getting her house ready to sell, she said she knew the importance of having it look good for the internet pictures. She explained that since she & her husband made a determination of whether or not to look at a property based on the pictures that were on the internet, she knew that she had better make her house look great BEFORE I took the pictures. Her husband added "and I don't understand those blurry pictures that agents post!" Good testimony for getting your house staged AND having the right REALTOR to take the marketing pictures! Just FYI, the house sold in 24 hours!

Public Service Announce on City of Hays water system

Starting Monday, August 29th, 2011, the City of Hays will begin its routine bi-yearly distribution system burn out in an effort to control distribution biofilm. It is essential that biofilm be eliminated from the system to ensure proper water infrastructure maintenance and quality. Biofilming is when a slight film can start to grow on the inside of the distribution pipe. Biofilming can cause water to have a bad taste and smell which can lead to nitrification which would cause corrosive water. This is the third time the city has utilized the burn out procedure. Specifically this took place in 2006 and again in 2009.
This common industry practice is used in cities throughout the country. Regionally, Post Rock Rural Water District, City of Stockton, and many others burn-out annually.
The burn out will be accomplished by changing from our usual combined chlorine process for 4 – 6 weeks. This will give the free chlorine process time to move through the entire distribution system.
Residents can expect a slight chlorine odor as the procedure moves through the system. The odor should not last more than a couple of days. The water is not harmful and is perfectly safe to use and consume.
Once the burn out is completed the city will return to its normal process of combined chlorine.
The City of Hays regrets any inconvenience this will cause but is necessary in order to maintain a healthy distribution system.

Kansas Real Estate Market Update June 2011

Kansas home sales fell by 14.8% percent in June 2011 compared to June 2010, according to new figures released by the Kansas Association of REALTORS®. Sales totaled 2,990 units in June, down from 3,511 units in 2010. In comparison, sales on a national level fell 8.8% for the month.

Across the state there were 19,665 active listings at the end of the month. Supply of new and existing homes on the market -- which is determined by taking the number of active listings and dividing it by the number of sales -- represents 6.6 months.

“Since the beginning of 2011 we have been comparing sales to last year when the tax credit was in place in 2010," said KAR President, Jamie Holt with Coldwell Banker Plaza Real Estate in Wichita. "As a result, the numbers were really off. However, when you look at sales in the first half of the year compared to 2009, we are only down about 2 percent, which is really great. Now that the history of the tax credit is behind us, we are seeing a return to more normal seasonal patterns in sales activity."

The statewide average sale price last month was $165,608, compared to $167,426 in June 2010. This represents a decrease of 1.1%. The statewide median sale price last month was $145,000 compared to $149,950 for the same period last year. According to the National Association of REALTORS®, the median home price in the Midwest fell 5.3% to $147,700. The national median existing home price was $184,300 which is 0.8% above last year. The median price is where half sold for more and half sold for less.

According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage was 4.51 percent in June, down from 4.64 percent in May; the rate was 4.74 percent in June 2010.

Show home vs Spec home!

I was recently asked "what's the difference between a show home and a spec home?". Great question!
A spec home is one that a builder has constructed with the expectation that the home will sell to a potential buyer. The builder is "speculating" that there will be a buyer for his or her property, hence the term "spec" home.
A show or model home has been built to showcase a builder's talents and to show the potential buyer the different possibilities of home design and finish. Often the show home contains an office for the builder as well as a room dedicated to sample paint, brick, roofing, siding etc. A good example of a show or model home is located at 4101 Covenant Dr in Hays, KS. Normally a show home or model home is not for sale until the builder is done with it, as is the case of the ex-show home at 2916 Indian Trail, now listed for sale.

De-clutter - Clear all unnecessary objects from the tops of furniture & counters. Remove extra pieces of furniture. It may look bare to you but it will help the buyer mentally move in to your home! Remove & reduce - take down a few pictures, remove magnets from refrigerator & put your personal toiletries under the sink. Most of us have way too much stuff in our houses which is fine when we are living there but not when we're trying to sell. We are selling square footage, closet space & counter space so show it off!

What is a HUD home?

If your REALTOR tells you a house for sale is a HUD home what is that?

HUD (Dept of Housing & Urban Development) is the administrative agency that oversees, and is responsible for, a number of federal housing agencies and programs including the Federal Housing Administration (FHA) which insures home loans in specific qualifying areas of the country from default.

It is in fact these homes — ones that are originally purchased using an FHA insured loan — that become what can be referred to as “HUD homes” when the borrower defaults on the loan. Since the FHA has guaranteed the loan on behalf of the federal government, when the foreclosure process is completed, FHA pays off the lender of record. So, instead of the property going back to the lender as in a normal foreclosure situation, it goes back to its “owner” (which in this case is HUD) as the responsible party for all FHA insured loans.

The good news for a buyer is that HUD homes are often cheap. The bad news is two-fold. First, you are buying the house in "as is" condition. HUD usually discontinues all utility services to the property so the potential buyer is responsible for turning on utilities and paying for them in order to do inspections. These inspections should be done BEFORE you sign the contract with HUD. Once you sign that contract the house is yours, defects and all. Secondly, the process of buying a HUD home is often cumbersome and time-consuming. Remember you are dealing with a branch of the Federal government.

There are currently several homes for sale in the area that are HUD homes. I can show you these homes as well as all the homes on the Hays MLS. But the best advice on a HUD home purchase I can give is "caveat emptor", buyer beware!

Hays Real Estate Market is Alive & Well!

I was surprised last week when one of the checkout clerks at Walmart said she wanted to buy a house but was waiting for the prices in Hays to drop. When I replied that the prices in Hays had been rather stable over the last few years and that I would assume they would stay that way, she said "Haven't your sellers seen the news on TV? The real estate market is in the dumper!" I was of course stunned; I thought everyone knew that Ellis County was one of the top economic climates in the nation, that our local real estate market is quite healthy (very balanced-not a buyer's market nor a seller's market-it's a just right market), that 30 year loan rates are hovering around 4% and that local lenders are lending money. How can that possibly be interpreted to be "in the dumper"?!
But, in case there are others out there that don't know, if you put your house on the Hays market at the right price, it will sell in a timely manner. This is conditioned upon no other circumstances preventing the sale from occurring (bad location, less than desirable condition or a special property that is out of the mainstream wish list). Remember that everyone in a real estate transaction wants to get a good deal (not a steal, just a good price). Sellers cannot ask too much for their homes; buyers cannot offer too little. It's a win-win for all in the Hays real estate market!

Traeger Customer Support Rocks!

While smoking a salmon on the weekend, my Traeger quit working. I took out all the pellets and cleaned it out but still the auger was not moving. Then I called Traeger support in Oregon and the tech person there walked me through some troubleshooting techniques until he determined it was a faulty control board. I had registered the grill when I bought it so he looked up my account and said the control board was still under warranty and he'd send a new one right out. I am impressed with their prompt service, willingness to help and excellent knowledge base. Great job Traeger! I am your fan!

So it's important to create a retreat in the most accessible place: your home! Find a quiet corner or entire room to designate as your in-house oasis. If it's just a corner, invest in a light weight screen to separate it from the rest of the room. Make sure your spot is away from technology (no cell phone or tv). If you're lucky enough to have an entire room, add to the ambiance by painting the walls a soothing color (blues, greens or neutrals). Rid the area of clutter, add a big comfy arm chair and small table for your tea mug. Candles with scents of sandalwood or sage can have a calming effect. Pick up your favorite book or cd and settle in to relax!

Tornadoes - Run Don't Gawk!

Did you see the recent videos shot by ordinary people (not storm experts) that showed tornadoes bearing down on them? These videos showed people doing exactly the wrong thing. Did you think "My goodness, are they are pretty stupid?" Tornadoes are powerful and destructive and they kill people. Here are a few tips:
1. Develop a plan of action for all scenarios in which you might find yourself during such threatening weather.
2. Listen to the weather forecast, i.e. don't be clueless!
3. Don't plan outdoor activities or shopping if a tornado threatens. They can strike quickly and without warning.
4. If there is a tornado and you are inside, go to the basement or interior room of lowest floor - cover yourself to protect from debris
5. If you are in a public place when a tornado hits, find an interior room, staying away from windows.
6. If you are on the road, take cover in a ditch if you are too far to make it to a shelter. Do not hide under an overpass as these become wind tunnels.

Is this a good time to buy real estate?

According to a recent CNN Money poll, 48% of those polled felt it was a great time to buy while only 12% thought it was a bad time. The rest thought it was "okay" or "maybe not" a good time to buy real estate. The answers given were of course contingent on the regions where the poll was taken.

In Hays America, it is a great time to buy AND sell! Although we have had a slight decrease in inventory, we expect that to increase as the weather warms. Interest rates on a 30 year fixed mortgage are on average below 6%. Sellers are selling if their house is priced right. Buyers are buying when they see the seller is not trying to take advantage of them with a too high price and the seller has taken time to de-clutter & clean. We have not had a significant drop in prices in Hays, which is different than the nationwide statistic provided by CNN Money.

Checklist for Common "Home"Sense

1. Challenge your lender's real estate assessment if it seems too high. Just because your lender says you can qualify for a loan, doesn't mean you MUST buy that much home.
2. Pay extra on your mortgage if you can afford it. You will build equity much faster and will be amazed at the sense of freedom you get from this. Plus it will eventually free you to do other things with your money.
3. Review your homeowners insurance policy. Too much or too little insurance? Regularly review your policy to make sure you are adequately covered without being over-covered. Some companies automatically add an inflation guard which may not be necessary in a flat or decreasing-prices market.
4. Start a rainy-day fund for future repairs. Remember, your homeowners insurance does not cover maintenance issues. You should have a fund started and keep adding to it for things like painting, staining & repairing components of your home.

1. "Clutter eats equity." - The more cluttered a house is, the less the buyer will offer. It's that simple.

2. "Decorating is personalizing; staging is depersonalizing." Staging is not decorating; it is creating an atmosphere where the buyer can picture himself and his family in that house. Sometimes it is also giving the buyer a style or feeling he can aspire to.

Thinking of making an offer on a home in Hays, Kansas? Here are 3 things that will quickly get you on the wrong side of the seller:

1. Trash talking - Some people think they can get the seller to come down off their price by "trashing" the house, telling the seller everything that's wrong or needs updating. This serves no purpose, only upsets the seller and makes them not want to deal with you at all.

2. Unjustified low ball offers - The market in Hays is strong. Unlike the rest of the US, we have a low inventory of homes. Currently there is no justification for a low ball offer, provided the house is listed at a comparative price, based on similar recent sales. Get real with your offer if you are serious about buying the house.

3. Being unqualified - Nothing infuriates a seller (or for that matter a seller's agent) more than a buyer that hasn't done their homework. Make sure there is a lender out there that will loan you the money you need, that you have your credit in order and you have the money for a down payment and closing costs PRIOR to making any offers! Once the seller accepts your offer he will be removing it from the open market, taking a risk on you and your qualifications.

I was watching a home show on HGTV (imagine that!) the other day, I think it was Designed to Sell. The REALTOR walking through the property with the host was explaining the importance of staging and getting your house ready for the public and the Internet. The host asked "why is this so important?" The REALTOR answered "because buyers have zip, zero, zilch imagination!" I wouldn't quite go that far but I would agree that the more the house looks like it is ready for a new buyer, the faster it will sell and for more money. If this means simply de-cluttering fine. But if it means a more neutral color palette and removing your personal stamp on the property, then its worth it. In my opinion, it does NOT mean remodeling!! Call me if you want met to take a look at what your house needs to get it ready for the unimaginative buyer.

Kansas home sales fell by 7.7% percent in February 2011 compared to February last year, according to new figures released by the Kansas Association of REALTORS®. Sales totaled 1,508 units in February, down from 1,634 units in 2010. In comparison, sales on a national level decreased 2.8% for the month.

Experts agree that the tax incentive offered in 2010 was a real boon to that year's 1st half sales.

Across the state there were 17,577 active listings at the end of the month. Supply of new and existing homes on the market -- which is determined by taking the number of active listings and dividing it by the number of sales -- represents 11.7 months.

This inventory mark is in stark contrast to the market in Ellis County where the supply is sitting at 3.5 months!

Easy Ways to Transform a Room

No budget? Tired of your current look? There are easy (read cheap) ways to get a new look for your room.
1. Remove heavy drapery or vertical blinds. If possible, don't put any blinds up for a while and see how you like the open, bare look. If the window requires privacy or sun shade, add some inexpensive breezy sheers, roman shades or wide-slatted wood blinds to update.
2. Add updated mirrors in unexpected locations, i.e. your kitchen, laundry or living room. They will give a feeling of spaciousness and reflect light if placed across from a window.
3. Change out one or more accessory pieces (depending on budget). Getting a different coffee table, lamp, or sofa pillows can brighten and update a room with little cost.
4. One of my favorite and cheapest tricks when I'm staging is to change out artificial (I call them "dead") flowers for artificial grasses or stems. The latter items are much more "natural" and current than the traditional artificial flower and will add a modern feel to any room.

#1 "The perfect home is out there." Ah the art of compromise! And, design shows on cable TV have led many buyers to believe that Myth #1 is a reality when in fact your home is always what you make of it.
#2 "The house must speak to you." Well, it may or may not speak to you. The floor plan is crucial; everything else can be changed! And remember the sellers are moving out, not leaving their furniture for you.
#3 "The listing info is always right." The data is only as accurate as the seller's agent makes it. Take your own measurements & do your own research if the data will make or break your decision.
#4 "You should be as much house as you can." This myth gets lots of people in trouble! Buy only what you need...don't become house poor just because your lender said you would qualify for the payment.
#5 "If you offer was accepted right away, you paid too much." Try not to second guess yourself. You weren't there when the seller reacted to the offer. Maybe the seller's agent was able to convince them to go with a lower offer. You will never know the other party's motivation.
#6 "The value of your home will increase." Ask the people of California and Florida about this myth. Don't EVER count on this. Homes are not cash cows: they need to be lived in for years, updated continually, and still have the local market be stable in order to make you money. Don't forget, you still have the tax benefits of owning a home, even if you make NO money at the time of the sale!

In warmer climates they have always been essential to that indoor/outdoor lifestyle. With homes growing smaller due to cost savings & energy efficiency issues, livable outdoor spaces are becoming more important to the rest of the country as well. I have a screened in porch on the back of my house that I love! I am one of those people that mosquitoes love to attack so having a screened-in porch means I finally get to enjoy summer evenings outside. Plus having it accessible from my living room and visible from my dining room makes the whole house feel bigger. If you decide to add such an outdoor space, try to make the decor & furnishings a continuation or compliment to the adjacent indoor space. This will make the rooms flow together and make your home feel more spacious.

The good news is that the housing market in Hays is alive and well! Just drive around town and check out all the SOLD signs! The bad news you see in the national media just does not apply in Hays America. Interest rates are still at all time lows. Buyers and sellers seem to all be benefiting from current house prices in Hays. For the most part, all parties seem happy with the prices they are paying and receiving i.e. signs of a balanced market. One caveat to this rosy picture - LOW INVENTORY!! The inventory of homes is very low which could mean we are headed toward a seller's market again. Exclusive, lopsided seller's or buyer's markets are not as healthy as a more balanced market so hopefully we will be seeing an influx of homes to sell soon. Spread the word out there - it's a great time to sell a home!

Getting Ready for Spring

The last few days of warm weather make me itchy to plant! Of course I know it's too early so I've been doing a few other projects to get ready for spring. First I called my pruning service to schedule a trim of hedges and bushes. They are coming out next week. Next I cleaned up the perennial beds and was surprised by a few green buds shining through! Then I painted a few faded pots and one bird bath to give them a fresh look. We emptied the garage and screened-in porch and swept and sprayed out the dust in those two dirt accumulators. Recently my lawn service emailed me to let me know they will be coming out in the next week or so to fertilize my lawn. In my down time I'm looking through my gardening books to get planting ideas for when the freeze danger is over. (check out Garden.org for zone info). Gardening can be a rewarding hobby that keeps on giving all through the growing season!

When your offer is presented, the seller's options are to:
Accept. If after reviewing your written offer the seller signs the contract unconditionally, you will have a binding contract upon receipt of the signed contract.
Reject. If the sellers reject your offer, you are released of any obligation. The sellers cannot later change their mind and expect to bind you to your original offer.
Counteroffer. If the sellers only like part of your offer and make a counter to any part of it, you are free to accept the counter, reject it, or make a counteroffer of your own. This process can repeat itself as many times as it takes to get to an agreement or a stalemate.
It is important to note that the counteroffer process always moves forward not backward; buyers cannot decide at a later time to accept a counteroffer that was previously rejected.
Can you take back an offer? In most cases yes, right up until the time your offer has been accepted. Be careful with this one though; it's best to let the experts guide you if you decide to withdraw your offer.

The proposed elimination of this tax deduction (for those that itemize) would affect households with taxable income of $250,000 or more. The proponents say the move would bring in $321 billion within 10 years. "NAR will remain vigilant in opposing any plan that modifies or excludes the deductibility of mortgage interest," National Association of REALTORS® President Ron Phipps has said in opposing any MID cuts.

Stuck on beige as the only neutral color for your interior design? Have you thought about gray? There are as many different shades and hues of gray as there are beige. It gives a fresh, new look and feel to a neutral backdrop, goes with any "pop" of color you have elsewhere & frankly is just more fun than painting something beige. An added bonus...it looks great with stainless steel appliances and hardware. There are greenish grays, bluish grays and silver grays...the sky's the limit. I recently painted my kitchen "Coastal Fog" by Benjamin Moore (the only paint I use BTW). Depending on the time of day, it may look a little green but it's a warm gray and is a wonderful backdrop to the bright accessories (mostly red) in my kitchen and dining room. I saw this beautiful gray in a friend's house. Most of her accents are neutral...creams, whites, beiges...and it looks very classy that way! She was gracious enough to share the color with me. Don't overlook this versatile neutral next time you're at the paint store!

1. Trophy space - Size for the sake of size is "out". Energy efficiency is in!
2. Just for show - Cost conscious buyers are aware of every penny they spend and want purpose in their building design. Fancy, overdone rooms won't cut it for most cash-strapped buyers.
3. Egocentric homes - The interior of the home is not the only concern. Curb appeal and neighborhood amenities are just as important as what's inside. Buyers are willing to trade extra square footage for more curb appeal and a better neighborhood. Location, location, location is back!
4. Home Flipping - Long term investment is what it's all about. Thank goodness...this is a trend worth dumping!

Hays Residential Market Update

It was a busy quarter for Hays real estate market! There were 56 closed residential sales for the quarter ending 12/31/10 in Hays. These 56 properties had an average sales price of 158,000, with a median sales price of $140,000. The average days on the market for these listings was 116 days.

There are currently 66 homes for sale in Hays, with an average price of $205,000 and a median price of $156,000. These 66 homes have a median "days on the market" of 136 days.

Buyers are buying as loan rates remain at all time lows, but sellers are not necessarily getting top dollar as in years past. There are 3.5 months of housing supply which usually indicates a seller's market. However, sellers seem to be conceding in price, dropping list prices to more accurately match buyer expectation.

Here are my favorite real-life locations that are part of Christmas season movie magic:
1. 1947 - A Miracle on 34th Street - The story of 6 year old unbelieving Susan and her encounter with Kris Kringle is the ultimate Christmas classic. Although much of the movie takes place in Macy's department store, one of the most memorable scenes is when Susan's Christmas wish comes true and she sees the house of her dreams for the first time. The real home used as Susan's wish come true is located in Port Washington, NY. The 1703 sq ft house still stands and looks practically the same as it did in 1947.

2. 1983 - A Christmas Story - My family's perennial favorite, a holiday season rarely passes without hearing the infamous phrase "You'll shoot your eye out!", pertaining to the Red Ryder BB gun idolized by Ralphie Parker. The "leg" lamp that could be seen through the front window is even being marketed this year as a unique gift. The house used in the movie is located in Cleveland, Ohio and is open for tours year-round.

3. 1990 - Home Alone - The Home Alone house that Macaulay Culkin so creatively defended sits on a tree-lined street in Winnetka, Illinois. According to Zillow, the home was built in 1920 and has 5 bedrooms, 3.5 bathrooms & 4243 sq ft of living space. Wonder if it still has that gargantuan furnace?!

Good visual effects plus great smells upon entering the home are just two aspects of creating a good first impression. However, sellers spend lots of time and money on the interior of their home while too few focus on how the house looks to the buyer when they step out of the car. Spending a little time cleaning up the front yard and painting the front door will make it much more welcoming. Making obvious repairs is another way to make a good first impression. Buyers usually subtract $2-3 from their offer for every $1 of actual repairs needed. Making $1000 on obvious repairs now is much more palatable than facing a buyer who is asking for a $3000 discount off the price of the house.

Surveys

Buyers may obtain a survey of the property they are buying at their own expense. Most sellers, excluding new construction, will not provide a survey for the buyer.

A survey can consist of an actual staking of the property corners, usually called a boundary survey. Or, the buyer's lender may order a survey called a Mortgage Title Inspection, which does not include a staking of the property but may include a drawing of the property as it is situated on the lot.

Surveys are not as common as they used to be for the purposes of obtaining a loan. Sellers & buyers often sign a Survey Affidavit and Hold Harmless prior to closing if an actual survey is not performed. This affidavit simply states the the parties signing are not aware of any boundary disputes with, or encroachments by, the neighbors.

However, if you are going to make improvements to the property such as fences, sheds or detached garages, a survey is recommended to make sure you are building within your own boundary lines.

Follow up to my blog about buyers not buying..what's stopping them and what can sellers do to change this trend.
1. Buyers perceive difficulties in qualifying for a mortgage? Seller's agent can have lender or mortgage broker prepare flyers reflecting various loan options and hand them out to attendees at open houses or showings. Seller should also consider closing cost credits to buyer as an incentive.
2. Buyers are "waiting for the bottom" or want to "keep options open? Sellers can create a sense of urgency in the buyer by pricing their home correctly, making it a good, fair deal to the buyer. Be aggressive in your price. Don't let overpricing cause you to lose buyers who would otherwise "bite the bullet".
3. Buyers are waiting for "shadow inventory" to come out? Some buyers think there are houses ready to be listed and waiting to come on the market and that these homes will be better than what's currently on the market. Sellers should work with their agent to stage their home & do basic repairs to make their house stand out against future, more desirable listings. Make your home so attractive and well priced they will not want to wait!

Kansas home sales fell by 22.7% percent in September 2010 compared to September last year, according to new figures released by the Kansas Association of REALTORS®. Sales totaled 2,138 units in September, down from 2,765 units in 2009. In comparison, sales on a national level decreased 19.1% for the month.
Across the state there were 21,148 active listings at the end of the month. Supply of new and existing homes on the market -- which is determined by taking the number of active listings and dividing it by the number of sales -- represents 9.9 months.
KAR President, Brian Jones, Broker/Owner of Jones Heritage REALTORS® in Pittsburg, Kansas stated, "The year to date numbers through September show we are only 2.4% behind where we were at the end of September last year, even though this September is not good compared to last. We are convinced that, without the homebuyer tax credit program being made available during the first part of 2010, we would see fewer people buying homes and taking advantage of the incredibly low interest rates and the numbers would be far lower than 2009."

Ever wonder what to do with your pots in the winter? I've been going to local garden centers and Home Depot to purchase their tiniest evergreen bushes at discount prices (about $2 per plant), right at the end of the planting season. I put the plants in my pots that contained my annuals. When I'm ready to plant my annual in the pots in the spring, I either recycle the evergreens in my yard or give them away to others that need new bushes for their yards. Also, if you have perennial grasses in your landscaping, don't cut them back until next spring. The dried grasses give excellent texture to your winter display!
